Leasing

How can I lease a unit?
- The easiest way to lease a unit is to do so on our website. You will setup an online profile from which you will be able to rent a unit of your choice or join a wait list. If you have difficulties with this, you may call us for assistance!
- Once you rent a unit, you will receive your gate code and the unit code via email / text. Use the gate code (followed by #) to enter the facility, and use the lock code provided to remove the green lock on your unit. If you wish to use the lock, you may do so without any additional charge / fee.

Do you require a 12 month lease?
- We lease units month-to-month.

When is rent due?
- Rent is always due on the 1st of the month. If you move in mid month, you will be charged a pro-rated amount.

What forms of payment do you accept?
- You may mail checks / money orders to our office at 284 Cottage Street, Rochester NY 14611
- You may make payment online via ACH
- You may make payment online via credit/debit card

 Is a deposit required?
- We require a deposit equivalent to one months rent, which is returned upon move out so long as your unit is left in clean, broom-swept condition. 

Is there an administrative fee?
- We do not charge an admin fee when you rent a unit online with us! Although we hold a deposit, it will be returned at the end of your lease.

What do I need to do when I'm ready to move-out?
- Provide us with at least 15 days of notice for your move-out. Ensure you've removed all of your belongings, swept the unit, and shut the door. Your access code will cease to work the day after your move-out.

I moved out early, can I have a refund for the remainder of the month?
- We do not offer refunds for any partial months. If proper notice is not given, damages will be deducted from your deposit prior to the return of your deposit. 

Do I need my own lock?
- You are welcome to use our cylinder locks by Davinci. They are secured with a 4 digit code and installed on each vacant unit. If you choose to use your own lock, the lock is to be returned in the dropbox by the gate (inside).

Access and Hours

When can I access my unit?
- Our facility is 24/7 access with your own gate code

When can I contact the office?
- We are available to answer phones between 9am and 5:30pm. If you call during these hours and we are unable to answer, we are on the line with another customer and will return your call as soon as possible. 
- We screen voicemails afterhours and weekends. If you are calling with an urgent matter we will return your call as soon as possible. Otherwise, we will return your call during normal business hours. 

Storage & Materials

What am I not allowed to store inside my unit:
- Storage of any flammable, illegal, or explosive materials is not allowed. No animals (live or otherwise) may be stored in the unit. Further, the unit cannot be used for occupancy. This is prohibited by law and will be cause for immediate eviction. 

Should I store my belongings in plastic containers?
- We advise using plastic storage bins to store your belongings. Although not common, it is possible for condensation to occur in units during periods of extreme rain or significant snow melt. We encourage belongings to be stored off the ground and in appropriate containers. 

Does the facility assume any liability of my belongings:
- You must carry your own insurance policy to cover any belongings stored in the facility. We advise you to seek adding stored goods to your existing insurance policy to save cost. We also offer tenant protection (through a vendor) during our leasing process.
